Preventative Maintenance:

All roofs require regular inspections and periodic maintenance to achieve their expected performance. Roofs should be inspected at least twice yearly: in the spring and fall. Maintaining a relationship with a professional roofing contractor is the best way to protect your roof. A roofing contractor’s hands-on experience and knowledge of different types of roofing systems make them the ideal candidate for maintaining and managing your roof system.  Many of our clients choose to perform “Asset Management Program” to optimize their roof investment.

We provide you with a specific “Asset Management” and “Preventative Maintenance” programs that prioritizes and schedules the maintenance work so as to strategically align with client needs and seasonality. Arris Construction Maintenance program provides:

  • Inspection checklist of over 50 items related to your roofing system, documenting defects, points of deterioration and compromised roof accessories and assemblies in need of repair.
  • Debris removal
  • Clearing drains for proper water flow
  • Visually inspect all sheet metal flashings and counter flashings at copings, gutters, collector boxes and downspouts to verify they are firmly attached and sealed.
  • Visually inspect roof access scuttle, ladder and locking mechanisms
  • Visually inspect all Roof Top HVAC unit access doors and covers to ensure they are installed and secured.
  • Documented roof surface defects, water-entry points and damage
  • Detailed written assessment with pictures on existing roof conditions.
  • Cost-effective repair or replacement solutions
  • If the roofing assembly has been damaged by wind, lightning, other maintenance contractors, or facility maintenance personnel, a written proposal for the cost to repair such damage will be provided with the report.
  • Arris Construction inspectors will identify necessary safety requirements to remain OSHA compliant and will specify actionable solutions to help you uphold these standards and regulations.

Establishing a program of regular inspections and performing routine maintenance is the key to maximizing roof performance. Lack of a preventative roof maintenance program will cause premature roof failure leading to unexpected costs. By initiating a pro-active maintenance program, a roof system can live long past 10, 15, or a 20-year warranty. A maintenance program is proactive rather than reactive, revealing and addressing sources and causes of leaks before they occur. A maintenance program allows for a planned, organized approach to management of a roof asset. Response time to address leakage problems is greatly improved.

Manufacturer / contractor warranties do not protect the owner from roof failure caused by poor maintenance and excessive roof traffic. It is the building owner’s responsibility to maintain and control access to their roof. Make sure the duration of the manufacturer’s warranty is known. Becoming a PRIME member will preventatively maintain the roof long after the manufacturer warranty expires.
